Everyday Property Management manages single-family homes, historic houses, townhomes, and small rental properties in DeLand, Florida.
DeLand is one of the few Central Florida cities where the rental itself can be a historic resource. The city’s oldest neighborhoods sit around Stetson University and the downtown core, and when a house is a designated historic property, changes to it, including alterations, new construction, demolition, and even a change of paint color, go through the city’s certificate of appropriateness review. A make-ready plan that ignores that step can stall a turnover. Planning around it is part of the work we do here.
Why DeLand Owners Hire Us
A national rollup treats every rental the same way: list it, fill it, send a vendor when something breaks. That works for a newer house in a subdivision. It works less well for a 1910s bungalow a few blocks from Woodland Boulevard, where the porch, the wood windows, and the exterior color may be the very features the city reviews. DeLand’s Planning Division describes the certificate of appropriateness as the application for staff or Historic Preservation Board review of changes to historic buildings or sites, including demolitions, alterations, new construction, signage, and color changes. Lead matching directories do not ask whether your house is one of them before they quote you a turnover plan.
We ask that first. Before we schedule exterior work on a DeLand rental, we confirm its status with the city, decide which repairs can proceed as ordinary maintenance and which need review, and build the time for that review into the vacancy plan. The Historic Preservation Board meets once a month, on the first Thursday, so a request that misses a deadline can wait weeks. Getting the sequence right is what keeps a historic rental earning instead of sitting empty behind a half-finished porch.
You talk to the broker
Not a rotating assistant, not a ticket queue. The person who sets your rent is the person who answers when you call.
12-month tenant guarantee
If a tenant we placed breaks the lease or must be removed within the first 12 months, we find a replacement at no additional leasing charge.
Local, not national
Central Florida is the whole business. Our office is in Winter Park, and SunRail now runs from our side of the region all the way to DeLand.
What We Handle for DeLand Rentals
Full service management
Leasing, rent, maintenance, inspections, renewals, and owner reporting run as one program, with historic status noted in the property file.
Tenant screening and placement
Income, rental history, credit, and background review applied identically to every applicant against written criteria.
Rent collection
Online payment, a stated late date, consistent follow up, and owner disbursement on a predictable schedule.
Maintenance and repairs
Licensed and insured vendors, an approval threshold you set, photo documentation, and a review check before any exterior change on a historic house.
Marketing and advertising
Professional photography, syndication to the major rental portals, and listing copy that describes an older house honestly, character and quirks both.
Eviction coordination and notices
Statutory notices served correctly and on time, coordinated through your attorney when a case has to be filed.
Older houses also need a lease that says plainly who handles what, from screens and window sashes to yard care under old oaks, and they reward an inspection schedule that catches small problems before they become visible ones. That work lives in our lease preparation and renewal process and in how often we inspect a rental. Owners can review what management costs.
The DeLand Rental Market
DeLand at a glance
Sources: 2020 Census population for the City of DeLand. Average apartment rent, unit size, floorplan averages, and renter share from RentCafe and Yardi Matrix, data as of October 1, 2026. Rental vacancy rate for the U.S. South region from the U.S. Census Bureau Housing Vacancy Survey, second quarter 2026; the survey does not publish a quarterly rate for the Deltona, Daytona Beach, Ormond Beach metropolitan area.
RentCafe and Yardi Matrix put the average DeLand apartment at $1,509 as of October 1, 2026, on an average unit of about 994 square feet, up 0.96 percent from $1,494 a year earlier. By floorplan, one-bedroom units average about $1,230, two-bedroom units about $1,540, and three-bedroom units about $1,825. RentCafe publishes no studio average for DeLand, so we do not print one. The same source counts 36 percent of households as renters, 5,594 renter households against 10,109 owners.
Those apartment figures describe the newer complexes on the edges of town more than the older houses near downtown, which rent on character, location, and condition, and are priced against the handful of similar houses listed that month. Demand comes from several directions at once: Stetson University students, faculty, and staff; Volusia County government workers, since DeLand is the county seat; and, since August 2024, commuters who can ride SunRail from the DeLand station south toward Orlando. Each group moves on its own calendar, and a lease end date chosen with that in mind fills faster. Before setting a move-in date, read how long it takes to fill a vacancy.
DeLand Neighborhoods We Manage
- Downtown and Woodland Boulevard. The walkable core around the Athens Theatre and the old county courthouse, part of the Downtown DeLand Historic District listed on the National Register in 1987. Tenants here want to walk to dinner, and they accept an older floor plan to do it.
- Around Stetson University. The streets beside the campus, whose historic district was listed on the National Register in 1991. Student and staff demand is steady, and a lease that starts with the academic year fills faster than one that starts in midwinter.
- The Northwest Historic District. Older residential blocks north and west of downtown, listed on the National Register in 1992 for a period running from 1883 to 1920. Confirm a house’s local status before planning exterior work here.
- Victoria Park on the east side. A large master-planned community with its own association, a different rental proposition entirely: newer systems, association rules, and an approval process for leasing that we read before we list.
- The State Road 44 corridor. The route east toward Interstate 4 and the coast, lined with newer subdivisions and apartment communities. Tenants here weigh the drive to I-4, and a listing should state it.
- The south side near the SunRail station. The DeLand station on Old New York Avenue opened in August 2024 as the northern end of the line. Being a short drive from a train to Orlando is worth saying in a listing.
- North DeLand and the county edges. North DeLand is a separate census-designated place in Volusia County, outside the city limits, and pockets of unincorporated county land sit around the city’s edges. County rules, not city rules, apply outside the limits, so we confirm the jurisdiction before we register, permit, or plan repairs.
Rules DeLand Landlords Should Know
Residential tenancies here are governed by Chapter 83, Part II of the Florida Statutes. A few provisions cause most of the avoidable problems, and DeLand’s historic preservation regulations add one local step for owners of historic property.
- Historic review before exterior changes. In DeLand, changes to historic buildings or sites, including demolitions, alterations, new construction, signage, and color changes, go through a certificate of appropriateness reviewed by city staff or the Historic Preservation Board. Ask the city’s Historic Resource Coordinator about a property’s status before work starts.
- Security deposit deadlines. To keep any part of a deposit you must send written notice of the claim to the tenant’s last known address within 30 days of the tenancy ending. Miss it and you forfeit the claim. With no claim, the deposit is due back within 15 days. When you do send a claim, the tenant has 15 days from receiving it to object in writing.
- Counting a three-day notice. The statutory notice for unpaid rent gives three days excluding Saturdays, Sundays, and legal holidays. Counting calendar days is the most common defect that gets a case dismissed.
- Local rent regulation is preempted. Florida reserves rent control to the state, so neither DeLand nor Volusia County can impose rent caps.
- Managing for others requires a license. Leasing or managing property for an owner for compensation requires a Florida real estate license under Chapter 475.

About DeLand
DeLand takes its name from Henry Addison DeLand, who founded the town in 1876; settlers renamed the community from Persimmon Hollow that December. The City of DeLand incorporated in 1882 and became the county seat of Volusia County in 1887. Henry DeLand also founded DeLand Academy in 1883, renamed John B. Stetson University in 1889 after the hat maker who backed it, and the school gave the city its nickname, the Athens of Florida. The 2020 Census counted 37,351 residents.
The city’s past is unusually well documented. DeLand has three districts on the National Register of Historic Places, Downtown, Stetson University, and Northwest, plus individually listed sites such as DeLand Hall at Stetson, the John B. Stetson House, and the 1922 DeLand Memorial Hospital, and the city became a Certified Local Government for historic preservation on May 24, 1995. US 17, US 92, and State Road 44 all run through town, and SunRail began regular service at the DeLand station on August 12, 2024, extending the line 12.2 miles north from DeBary. DeLand Municipal Airport serves general aviation and is a center of the skydiving industry, which employs more than 500 people in the area.
Frequently Asked Questions About DeLand Property Management
Do I need city approval to repair or repaint a historic DeLand rental?
Possibly. DeLand reviews changes to historic buildings and sites through a certificate of appropriateness, and the city lists alterations, demolitions, new construction, signage, and color changes among them. We confirm your property’s status with the city before exterior work is scheduled. See who pays for repairs on a rental.
What does a rental cost in DeLand right now?
RentCafe and Yardi Matrix put the apartment average at $1,509 as of October 1, 2026, on about 994 square feet, with two-bedroom units near $1,540 and three-bedroom units near $1,825. A house near downtown is priced against the similar houses competing with it that month. See whether a manager is worth it and fees.
Who rents in DeLand?
A mix: Stetson University students, faculty, and staff; county government workers, since DeLand is the Volusia County seat; and commuters using the SunRail station that opened in August 2024. Each group moves on its own calendar, so we time lease end dates to the strongest month for the property. See how we screen tenants.
Is every DeLand-area address inside the city limits?
No. North DeLand, for example, is a separate census-designated place in Volusia County outside the city limits, and county rules rather than city rules apply to permits and code enforcement there. We confirm the jurisdiction for every address before onboarding. See what a property manager does.
What happens if a DeLand tenant stops paying rent?
We follow up on the first late day, then serve a three-day notice counted the way the statute requires, excluding weekends and legal holidays. If rent is still unpaid, the case goes to your attorney with the ledger and notice ready. See what to do when a tenant stops paying, how property managers handle evictions, and rent collection.
Areas We Serve in Volusia County
DeLand is one of the Volusia County markets we cover. The Volusia County property management hub has more on the county. We also manage in Seminole County and Orlando.
