Why owners switch to us

Three things a national management company can't offer you.

Most of the companies bidding on your rental aren't here. Some are national roll-ups running a call center in another state. Others are directories that take your inquiry and sell it to three companies at once.

You talk to the broker

One person, start to finish

The person who prices your property is the person who answers the phone. No rotating assistants, no ticket numbers.

12-month tenant guarantee

We re-rent at no charge

If a tenant we placed breaks the lease inside the first year, we market the home again and place a replacement with no new leasing fee to you.

Central Florida only

Local, not national

Orange, Seminole and Volusia are the whole business. No call center is guessing at your street.

Management fee

8%

of collected rent, every month

See full pricing

Published pricing, so you can compare before you call.

Florida doesn't cap management fees, which is why the agreement matters more than the headline rate. Here's ours in full.

  • 8% of collected rent. We earn when you do. No rent collected, no fee.
  • Half of one month's rent to market, show, screen and place a tenant.
  • No renewal fees. When a good tenant re-signs, you pay nothing extra.
  • 15% maintenance coordination fee on completed repairs, stated up front.
  • No setup fee, no minimum term. Leave with 30 days' notice if we aren't earning it.

What we handle

Everything between “I have a rental” and “the rent showed up.”

The admin side

Automated where it should be. Human where it counts.

Small and local shouldn't mean spreadsheets and chasing someone for a statement in February. The paperwork runs on systems, so the broker's time goes to your property.

Owner portal, 24/7

Your own login. Statements, payment history and property documents in one place, whenever you want them.

Statements & year-end tax forms

Monthly owner statements and year-end tax documents issued on schedule, so your accountant isn't waiting on us.

Rent follow-up that doesn't slip

Due dates, reminders and late notices go out consistently on every property, not whenever someone remembers.

After-hours inquiries answered

Prospective renters and tenants get a response outside office hours, so leads don't go cold overnight.

Market-based rent pricing

Your rent is set against current comparables in your neighborhood, then revisited at renewal instead of drifting.

Screening stays with the broker

Applications are reviewed against written criteria by a licensed broker. No software decides who lives in your property.

Areas we serve

Three counties, and we know the streets in them.

Pricing is the same across all three. What changes is the market read.

Seminole County

Sanford, Lake Mary, Longwood, Altamonte Springs, Oviedo, Winter Springs, Casselberry, Heathrow.

Orlando Area

Orlando, Winter Park, Apopka, Ocoee, Winter Garden, Maitland and nearby Orange County communities.

Volusia County

Deltona, DeLand, Daytona Beach, Port Orange, Ormond Beach, New Smyrna Beach, Edgewater.

Owner questions

Straight answers, before you hand anything over.

Who you're hiring

Built by a landlord, for landlords.

Nicholas Christo spent years managing his own rental portfolio across Florida before opening Everyday Property Management. The reason was simple: the companies he hired didn't treat the properties the way an owner would.

Nicholas is the licensed real estate broker and owner of the brokerage. Amanda Christo is a licensed sales associate on the team, working under his brokerage.

  • Cost-conscious operations, so more of the rent stays yours
  • Careful tenant placement, then retention through good service
  • Licensed, insured vendors with repair costs disclosed before work starts
  • Florida licensed real estate brokerage, license #CQ107279
