Two things drive Lake Mary rental demand. The first is employment inside the city limits. The American Automobile Association runs its headquarters here and Verizon operates a financial center in the same corridor. Dixon Ticonderoga, Scholastic Book Fairs, and Mitsubishi Hitachi Power Systems have Lake Mary operations, and the studios for WOFL, WRBW, and WTGL sit in the same office belt along International Parkway. Those employers relocate people on a rolling basis, and a relocating employee is a renter first, which produces a steady flow of applicants with verifiable income seeking a twelve month term near the office.

The second is schools and access. Seminole County Public Schools is why a large share of Lake Mary tenants stay past the first renewal, and families hold a zone for years rather than move three miles for a better kitchen. Interstate 4 and the 417 put downtown Orlando roughly nineteen miles away, the SunRail station sits about half a mile from the historic downtown, and Orlando Sanford International Airport is a short drive northeast. Rent has moved up moderately rather than sharply, from $1,863 to $1,925 over the past year, so owners here do better optimizing for renewal and low turnover than for the highest asking rent in month one. Lake Mary Neighborhoods We Manage

  • Heathrow. Gated and golf oriented, with the highest rent per square foot in the city. The tenant pool is small and specific. Expect a longer marketing window and a stronger applicant when it lands.
  • Timacuan. Custom homes around the Timacuan golf course, with more variation in age and finish than Heathrow. An original 1990s interior and a renovated one on the same street will not carry the same rent, so pricing has to be done house by house.
  • Magnolia Plantation. Private and gated, larger lots, nature frontage. Low turnover and few listings at any one time. Owners usually fare better treating a modest renewal increase as the goal rather than testing the ceiling.
  • Historic Downtown Lake Mary. The pocket around the Saturday farmers market, the Lake Mary Museum, and the monthly WineART Marketplace. Older, smaller housing stock, walkable to the SunRail platform, which draws Orlando commuters.
  • Colonial TownPark and the Rinehart Road corridor. Townhomes and newer attached product beside the shopping and dining at TownPark. This is where Lake Mary competes most directly with apartment concessions, so pricing needs a current read on what nearby communities are giving away.
  • Greenwood Lakes and Crystal Lake. Established single family neighborhoods that anchor the family segment and feed Crystal Lake Elementary. Steady demand and the closest thing Lake Mary has to a reliable spring leasing window.
  • The International Parkway office belt. Not residential itself, but the reason much of the demand exists. Rentals within a ten minute drive of these campuses draw applicants who filtered by commute before anything else.

Rules Lake Mary Landlords Should Know

Residential tenancies in Lake Mary are governed by Chapter 83, Part II of the Florida Statutes. A few provisions cause most of the avoidable problems we see.

  • Security deposit deadlines. To keep any part of a deposit you must send written notice of the claim by certified mail to the tenant’s last known address within 30 days of the tenancy ending. Miss it and you forfeit the claim. With no claim, the deposit is due back within 15 days.
  • Counting a three day notice. The statutory notice for unpaid rent gives three days excluding Saturdays, Sundays, and legal holidays. Counting calendar days is the most common defect that gets an eviction dismissed.
  • Local rent regulation is preempted. Florida reserves rent control to the state, so neither Lake Mary nor Seminole County can impose rent caps. Your pricing decisions are yours.
  • Managing for others requires a license. Leasing and managing property for an owner for compensation requires a Florida real estate license under Chapter 475.
  • HOA tenant approval. Heathrow, Magnolia Plantation, Timacuan, and many Lake Mary communities require association approval of a tenant. Build that into your vacancy expectations, because approval can add one to three weeks after a signed application.

About Lake Mary

Lake Mary grew out of two settlements, Bent’s Station and Belle Fontaine, on the South Florida Railroad line between Sanford and Orlando. The name comes from Mary Sundell, wife of Reverend J.F. Sundell. A developer named Frank Evans arrived in 1882 and did much of the early civic work, establishing the post office in 1887, a school, and the Chamber of Commerce in 1923. The city incorporated on August 7, 1973, making it young as a municipality even though the settlement is well over a century old. It covers about 9.7 square miles, 8.6 of them land, inside Seminole County.

Daily life centers on a few places. The historic downtown hosts a Saturday farmers market and the WineART Marketplace on the first Wednesday of each month. Trailhead Park connects to the Cross Seminole Trail and the Rinehart Trail extends that network west, giving the city a walking and cycling spine rather than a single park. Seminole State College of Florida operates a campus here alongside ECPI University, and Seminole County Public Schools runs seven schools in the city including Heathrow Elementary, Crystal Lake Elementary, and Lake Mary Elementary.
