RentCafe and Yardi Matrix put the average Casselberry apartment at $1,643 as of October 2, 2026, on an average unit of about 889 square feet, compared with $1,664 a year earlier. The floorplan spread is the more useful number for an owner. A studio averages near $1,183 at about 500 square feet, a one bedroom near $1,426 at about 703 square feet, a two bedroom near $1,824 at about 1,050 square feet, and a three bedroom near $2,223 at about 1,334 square feet. A condo owner should read the one and two bedroom lines; a house owner should read the three bedroom line and then price above or below it for the yard, the garage, and the lake.

Casselberry Neighborhoods We Manage
- The 17-92 commercial core, between State Road 436 and Seminola Boulevard. The city’s redevelopment district, roughly 500 acres, where new townhome projects such as the 26 unit Marquis Townhomes were approved along the east side of the highway. Newer product, short walks to shopping, and tenants who value both.
- Lake Concord and Triplet Lake Drive. City Hall and Lake Concord Park anchor this pocket, and the Triplet Chain of Lakes runs behind it. Older single family homes on and near the water rent on the lake, not on the square footage.
- Lake Kathryn, off Seminola Boulevard east of 17-92. Lake Kathryn Park is mostly homes built between 1946 and 1968, while Lake Kathryn Village is a condo community with a mandatory association, a boat ramp, and a clubhouse. Two very different rentals on the same lake.
- Sterling Park. An established neighborhood with a community pool, playground, and basketball court, a short drive west to Maitland and Altamonte Springs. The amenities are part of what a listing here should show.
- Deer Run, off Red Bug Lake Road and Tuskawilla Road. Homes and townhomes built mostly from 1974 to 1997 around the former Deer Run golf course, which Seminole County bought in December 2021 to turn into a passive park. An association community, so build its approval step into the timeline.
- The Lake Howell side. Lake Howell is the largest of Casselberry’s more than 30 lakes and ponds, and the streets around it mix lakefront homes with older ranch houses. Waterfront rentals here need dock, seawall, and drainage questions answered before listing.
- Fern Park and ZIP 32730. Fern Park remains unincorporated, and ZIP 32730 spans parts of Casselberry, Altamonte Springs, and Fern Park. Many properties people call Casselberry sit here, so we check the parcel record rather than the mailing address.
Rules Casselberry Landlords Should Know
Residential tenancies here are governed by Chapter 83, Part II of the Florida Statutes. A few provisions cause most of the avoidable problems, and Casselberry’s mix of housing adds two of its own.
- Security deposit deadlines. To keep any part of a deposit you must send written notice of the claim to the tenant’s last known address within 30 days of the tenancy ending. Miss it and you forfeit the claim. With no claim, the deposit is due back within 15 days, and the tenant then has 15 days to object in writing.
- Counting a three day notice. The statutory notice for unpaid rent gives three days excluding Saturdays, Sundays, and legal holidays. Counting calendar days is the most common defect that gets a case dismissed.
- Local rent regulation is preempted. Florida reserves rent control to the state, so neither Casselberry nor Seminole County can impose rent caps.
- Managing for others requires a license. Leasing or managing property for an owner for compensation requires a Florida real estate license under Chapter 475.
- City or county, parcel by parcel. A Casselberry mailing address does not tell you who regulates the property. Fern Park and other pockets along the corridor are unincorporated Seminole County, so permits and code enforcement run through the county there and through the city inside the limits.
- Condo and townhome associations come first. Many Casselberry condo and townhome communities require their own tenant application, lease term minimums, or rental limits. Read the declaration before you list, not after you have an approved applicant.

About Casselberry
People lived around these lakes long before the city did. Fort Concord, a blockhouse, went up on the shore of Lake Concord in 1849. The modern town grew out of the fern trade: Gordon J. Barnett arrived in 1925 and built the ferneries of Fern Park, and Hibbard Casselberry of Winnetka, Illinois arrived in 1926, platted land around the Triplet Chain of Lakes, and became the town’s first mayor. The Town of Casselberry incorporated on October 10, 1940 as a tax free community, reincorporated as a city on July 25, 1965, and adopted a property tax in 1976. The town got its own post office in 1959; before that its center was served by the Fern Park post office.
The city covers about 7.5 square miles, nearly 0.54 of it water, about ten miles north of downtown Orlando. Its population was 28,794 at the 2020 Census. Two redevelopment agencies have worked the 17-92 corridor: the city created its own in 1995 for the commercial center between State Road 436 and Seminola Boulevard, and Seminole County created the US 17-92 Corridor Redevelopment Agency in 1997. Casselberry has 17 parks, including Lake Concord Park, Secret Lake Park, Wirz Park, and Red Bug Lake Park. Seminole County Public Schools serves the city through Casselberry, Red Bug, and Sterling Park elementary schools and the South Seminole Academy of Career Exploration for grades six through eight.
