What the Service Includes

This page explains how Everyday Property Management collects rent and pays owners in Seminole, Volusia, and the Orlando area. It is one part of our Rent Collection & Accounting service. Every managed home gets the same setup:

  • A tenant portal. Your tenant pays by ACH bank transfer, debit card, or credit card, with autopay available so rent leaves their account on the due date.
  • Reminders and late fee enforcement. Automated reminders go out around the due date. If rent is still unpaid after the grace period in the lease, the late fee the lease sets is posted, and a member of our team personally follows up.
  • One ledger per property. Rent, prorations, late fees, and any tenant reimbursements post to a single account you can open any time in your owner portal.
  • Escrow handling. Rent is deposited into our brokerage escrow account at a Florida financial institution, not into an operating account.
  • Owner direct deposit. Your net proceeds are sent to the bank account you choose, on the date your management agreement sets, with a monthly statement attached.

How Rent Reaches You, Step by Step

  1. Portal setup at move-in. The tenant receives their portal login when the lease is signed. First month’s rent and the security deposit are collected before keys are handed over.
  2. Rent comes due. On the due date in the lease, autopay runs or the tenant pays manually, and the payment appears on the ledger.
  3. Payments are matched. We confirm the amount received against the amount due. A short payment or a returned ACH is flagged the day it happens, and the tenant hears from us, not from an automated notice alone.
  4. Approved expenses are settled. Approved repair invoices and the monthly management fee are paid from the rent collected, and any maintenance reserve in your agreement is topped back up.
  5. Your deposit is released. The balance is sent to your bank by direct deposit on the fixed date in your agreement. The statement for that month lists rent collected, the management fee, each repair paid, the reserve balance, and the net amount deposited.
  6. Records build all year. Every statement stays in your owner portal, and the twelve of them roll into the year-end summary and 1099 we prepare.

The Florida Law That Governs Your Money

Three sections of the Florida Statutes govern how a licensed brokerage collects and holds rent for you. Under Fla. Stat. 83.46(1), unless the lease says otherwise, rent is payable without demand or notice, periodic rent is payable at the beginning of each rent period, and rent is uniformly apportionable from day to day. That last clause is why a tenant who moves in on the 20th owes a prorated amount for the partial month, which our ledger calculates by the day.

Because managing a rental for an owner is brokerage activity, your rent is escrow money. Fla. Stat. 475.25(1)(k) requires a broker to immediately place, upon receipt, any money entrusted to them in escrow with a title company, banking institution, credit union, or savings and loan association located and doing business in Florida. Under 475.25(1)(d)1, a broker who fails to account for or deliver money at the agreed time faces discipline. Your disbursement date in our management agreement is that agreed time.

Finally, Fla. Stat. 475.5015 requires a broker to preserve the books, accounts, and records of the brokerage business, including property management agreements, for at least 5 years from the date any money was received. Your ledger and statements are kept to that standard, so a question from your accountant years later is answered from the record.
